Building Control

The main goal of Building Control is to make sure buildings are safe, healthy, and comfortable for people who use them or are nearby.

What is Building Control?

The Building Control Acts 1990 – 2014 places a statutory obligation on owners, designers and builders to design and build in accordance with the Building Regulations. The Building Regulations aim is to provide for the safety and welfare of people in and about buildings and it is a legal requirement that buildings are designed and built in accordance with these regulations. They apply to the design and construction of:

  • New buildings
  • Extensions to buildings
  • Changes of use to existing buildings
  • Material alterations to existing buildings

Before you start building

Prior to starting works you may be required to submit the following:

  • Commencement Notice /7-Day Notice
  • Application for Fire Safety Certificate/Revised Fire Safety Certificate/Regularisation Certificate
  • Application for Disability Access Certificate/Revised Disability Access Certificate.

Note: Since March 1st, 2014, Commencement Notice can be submitted online through the National Building Control Management System. Fire Safety Certificates and Disability Access Certificates can now also be submitted online and paperless using this BCMS portal link.
