Tenant Purchase Scheme

What is the Tenant Purchase Scheme?

Under the Tenant Purchase Scheme, a tenant of a Local Authority House can apply to the Local Authority to purchase it. The purchase price of the dwelling would be its market value as determined by the Local Authority in its existing state of repair less € 3,809, and less a discount of 3% for each year of tenancy subject to a maximum of 30%.   The full purchase price will be payable at the point of sale and the tenant will be responsible for raising the necessary finance.  

 

 The house must, unless the Local Authority otherwise allow, be occupied as a normal place of residence by the purchaser, the purchasers family or successor in title. If the Tenant Purchases wishes to sell the house within a period of 20 years from the date of purchase or before having acquired full ownership, consent to the sale must be sought from the local authority.  How do i apply?

The tenant may apply to the Council on the prescribed Application Form, after which the Council will determine if they meet all the eligiblity criteria regarding satisfactory tenancy, duration of tenancy, etc.  If approved for the Scheme, the tenant must arrange financing - this can be done either by paying cash, or obtaining a loan from an outside agency, or the County Council (a local authority loan will only be considered if 2 refusals are furnished from a Bank / Building Society).

 The Sale of Property will have to be finalised by the 31st of December 2012 as the Scheme will expire on that date. Contact 091 509264 for further information.
